There's a neighbor on one side, pretty close but I think the place will be pretty easy to soundproof. The other side has a playground! Wooo! It's sort of behind Nicol street, in a more residential area but near those motels down past the Mcdonald's.
As for moving to Vic, I was away for the registration date for Uvic, and most of my courses from VIU would only transfer half credits, which kind of blows. We'll probably wait till next year, after looking more into it.

Are you sure they would transfer as half credits? that is one thing that is confusing about credits is that every university really gives out different amounts for regular classes. It may be that VIU just uses twice as many credits as UVic does.
